Lokasi CBD (Central Business District) pada Wilayah Kota Manado

The commercial area or business center in Manado City has shifted to a new area in the reclamation area. This shift in commercial areas is interesting to study to determine the location of new business centers. The main objective of this research is to identify the location of the CBD (Central Business District) in the Manado City area. Using descriptive statistical analysis tools, this study explains the identification of CBD locations. The CBD location identification method uses land location theory and the application of digital lighting technology at night (Night Time Lights). The results of the study show that the CBD location is in a commercial area including the Megamall Manado area, and the Megamas Manado area, as well as the Manado Town Square area, which is administratively located in Wenang Subdistrict and Sario Subdistrict, and is known as the Boulevard area. The average land price in the CBD area is statistically 7,416,088.00 rupiah per square meter (ceteris paribus).
